RESERVATIONS:
For the entire house, a minimum 7 night rental is required during the
"in season", 5 nights during the "value season". Reservations
are confirmed with a 50% deposit. Balance (final payment) is due 30 days
prior to arrival, or within 10 days prior to arrival if paid via cash,
cashier's check or money order. If deposit is not received within 7 days
of reservation being made, reservation will be cancelled. All payments
must be made in U.S. Funds by check, money order, or wire transfer (sorry
no credit cards) made payable to Irwin Merrill and mailed to: Irwin Merrill
9800 Buccaneer Mall #4, St. Thomas, VI 00802-2409. If we have agreed to

CANCELLATION POLICY: Cancellations made 60 days or more prior to arrival are subject to a 20% administrative fee on the total rental. For cancellations 60-30 days prior to arrival, there is a 50% cancellation fee on the total rental. For cancellations made within 30 days from arrival, there is a 100% cancellation penalty on the total rental. If we are able to re-rent the Villa for the entire rental period, there will be no cancellation fee, but a 20% administrative fee will apply on the total rental. HOLIDAY RESERVATIONS (Thanksgiving, Christmas, New Years, and all other weekends surrounding a U.S. Federal Holiday) ARE NON REFUNDABLE if cancelled within 120 days of travel, and full balance of rental is due within 7 days of booking to confirm reservation. Cancellation insurance is recommended. HURRICANE CANCELLATIONS: Most of the tropical storms that strike St. Thomas occur between August 21 to October 15. If you are traveling during the hurricane season, we highly recommends that you purchase trip cancellation insurance. This insurance will cover you in the case of a natural disaster. If you do not purchase insurance coverage, and are unable to travel due to a hurricane or tropical storm, we will attempt to reschedule your reservation for a later date, but deposits are nonrefundable. Rescheduling must take place within one week of notice of cancellation due to Hurricane or other Storm. We cannot be held responsible for acts of God and will try to make every attempt to clean up after each and every storm prior to your arrival; however, Hurricanes and other Storms in the Virgin Islands can make a massive mess with things like the pool (can muddy the water), the walkways (drop leaves and mudd everywhere), the roof and other cosmetic areas and we use our best attempts to repair these as quickly as possible. If the aesthetics of the house do not meet with your approval you are required to make a written list of all discrepancies and bring these to the attention of the on-Island manager immediately and give them an opportunity to make adjustments and fix the discrepancies Any delays in contacting the on-Island manager or in the event you fail to contact the on-Island manager for discrepancies, you will lose any remedies to have those items being fixed or any possibility of partial or total refunds. DAMAGE DEPOSIT: A security deposit of $1,000 is required on all rentals, and is payable with final payment due prior to arrival. Deposit will be refunded within 45 days of departure, provided there are no deductions for damages, missing items, or long distance phone calls. HOTEL TAX: There is a government hotel tax of 8% which will be added to your bill. CHECK OUT: Check out is time is 11am. CHECK IN: Check in time is 3pm. MAID SERVICE: Prior to arrival on day of arrival. We have a midweek towel exchange on Wednesdays. More frequent maid service may be arranged for an additional fee of $200 per day which must be booked prior to arrival. ARRIVAL: If renting the ENTIRE HOUSE, you will be met at the airport and escorted to Kingsbluff. At the villa, there will be a 15 minute orientation of the property, equipment and amenities. Van, SUV or Jeep rentals are highly recommended. If you have a late arrival, you may wish to have groceries purchased and delivered to you prior to your arrival. This service is available for $100 plus the actual cost of the groceries. Contact us for details. PETS: Sorry, no pets. SMOKING POLICY: Smoking is allowed outdoors, but shall be refrained from indoors. Any guests caught smoking inside the house will be charged $100 per day against their deposit for increased fire risk, increased insurnace premiums and the risk we may lose our wonderful home. Please, just smoke outside and throw the butts into the trash. Our hermit crabs and land crabs don't understand about trash and try to eat everthing thrown into the gardens. WATER: It is understood that because you are renting this Villa in what is basically a third world country, water is very scarce and expensive and we have budgeted 100 gallons of water per day for each guests. You will find that every home and business must do their parts to conserve water in this wonderful paradise. If you are going to the beach or swimming, we ask that you refrain from taking a shower before, but rather after your daily activities are completed. We understand that there may be times when somebody may need two showers in a day and a small additional amount of water has be added to the daily budget. Any excessive use of water shall incur an additional $1 per gallon as this water must be purchased and trucked to the premises. The house's only source of water is rain water that is collected from the roof and channeled into the concrete cisterns under the house. Please note that by booking Kingsbluff, you understand you are booking the physical home itself, and you are not renting any air conditioners, washing machines, dryers, etc. |
